Lake Park is on Seacoast sewer, not septic

Utility sewage treatment in Lake Park goes back to the mid-1950s. The Town's history says John D. MacArthur bought the Tesdem holdings and brought in a new water system and a private utility company to handle sewage treatment. Today Seacoast Utility Authority, a not-for-profit regional utility headquartered on Hood Road in Palm Beach Gardens, provides the town's water, wastewater and reclaimed water.

Seacoast maintains the mains and lift stations. The lateral from your house to the sewer connection is typically the owner's responsibility, and that is the pipe we camera, clear and repair. We found no public count of septic tanks left inside town limits, so we won't guess. A Seacoast wastewater charge on your bill is a good sign you are on sewer.

Lake Park homes and the plumbing inside them

The housing is younger than the town's 1923 incorporation suggests. Census survey estimates for 2020 to 2024 put the median year built at 1977. About a quarter of the roughly 3,390 units date to the 1970s, nearly a fifth to the 1950s, and only about 2.5 percent to before 1950. Roughly 40 percent sit in buildings with five or more units, and just over half of occupied homes are rented. The margins of error are wide, so read these as a rough picture.

Houses from the 1950s and 1960s may still have original cast iron drains under the slab, clay laterals or galvanized supply pipe. We don't assume it. A camera shows what is in the ground before anyone prices a repair, and scaled cast iron that is still sound can sometimes be rejuvenated instead of dug out.

In condos, a failed supply hose or water heater can soak the unit below, and drain stacks are shared. The association's documents decide who pays, so we write up what we found and where. For rentals, we send the upfront price to the owner or manager for approval first.

A few Kelsey City-era buildings remain, such as the 1927 Town Hall at 535 Park Avenue, built of stuccoed brick and clay tile.

Sand, muck and the lagoon: ground conditions by location

Ground conditions shift fast from east to west. USDA soil survey data for points inside town limits shows excessively drained sand on the coastal ridge around Park Avenue and US 1, filled land near the lagoon with the water table about 2.5 feet down at its shallowest, and Basinger fine sand and Sanibel muck in the western part of town, where water can sit within inches of the surface.

On the ridge, dry sand slumps into an open trench. In the western lowlands a trench may need dewatering, and soft ground can settle under a lateral and leave a belly where waste collects. Grade matters on big jobs too. As of November 2025, the Nautilus 220 condo towers could not get a certificate of occupancy until a new sewage lift station passed final review. An October memo from Seacoast's executive director warned that pipe sections and joints on the line may not have been installed to the approved grade. The developer said the issues had been resolved.

Lake Shore Drive, with road elevations of 2.0 to 3.2 feet, flooded worse each year from king tides and storm surge until a FEMA-funded pumped drainage system was completed in February 2022. On low lots near the water, ask us about a backwater valve, and confirm your flood zone on FEMA's maps or with the Town's Community Development Department.

What comes out of the tap

Seacoast pumps from the shallow surficial aquifer and the deeper, brackish Floridan aquifer. At its Hood Road membrane plant, nanofiltration demineralizes the fresh surficial water and reverse osmosis desalinates the brackish water. Seacoast disinfects with chloramines, not free chlorine, and does not add fluoride.

A basic carbon filter made for chlorine does a weaker job on chloramine, so filters here should use catalytic carbon or other chloramine-rated media. Seacoast's report also notes that chloramines must be removed from water used for kidney dialysis and aquariums. The 2025 report lists no hardness figure, and membrane treatment removes much of the mineral content, so we test before recommending a softener.

In Seacoast's June 2025 tap sampling, the 90th-percentile results were 1.6 ppb for lead and 0.041 ppm for copper, well under the action levels of 15 ppb and 1.3 ppm. Two individual sites did test above the lead action level. The report traces lead mainly to service lines and home plumbing, so older supply pipe and fixtures are worth checking.

Is my Lake Park home on sewer or septic?
