Who supplies water and sewer in Juno Beach

The Town of Juno Beach runs no water or sewer utility of its own. The northern part of town, which is most of it, gets water from Town of Jupiter Water Utilities and sewer from the Loxahatchee River District (LRD, also known as ENCON). Seacoast Utility Authority provides both services at the southern end. On the town plan's sewer map, Seacoast's area takes in Bay Colony, Uno Lago Drive, Universe Boulevard, Villas of Juno and the Seminole Golf Club property.

Septic has not fully disappeared inside town limits. The estimates also count 398 detached houses, 374 attached homes and 249 mobile or manufactured homes. About 62% of all units went up in the 1970s, 1980s and 1990s, and roughly 344 predate 1970.

That mix shapes the work. In Ocean Drive condos and the larger buildings along US Highway One, units typically share drain stacks and water risers, so a clog upstairs can back up into the unit below, and one valve swap may mean shutting down a whole riser. Typical trouble here includes backed-up kitchen lines, water heaters that fail while a unit sits empty, leaking shut-off valves and worn garbage disposals. On manufactured homes, supply and drain lines usually run under the floor, where a small leak can go unseen for weeks.

Seasonal homes and leaks nobody sees

Many Juno Beach homes sit empty part of the year. The same estimates list 930 of the town's 1,349 vacant units as seasonal or occasional-use homes. A supply line or water heater that fails in an empty unit can run for days, and in a condo the downstairs neighbor often finds it first. Before you leave and when you return:

Flood rules, heavy rain and water quality

The town restricts development in its Coastal High Hazard Area, the land below the Category 1 storm surge line. There, a nonconforming building damaged beyond 50% of its replacement cost must be rebuilt to the Florida Building Code and FEMA flood rules. In flood hazard areas outside Coastal A zones, the town plan requires a lowest floor at or above base flood elevation plus 18 inches, or the design flood elevation if that is higher.

Heavy rain causes trouble more often. The town plan makes stormwater retention Pelican Lake's main job. Saturated ground slows septic drain fields, and an emptied tank in waterlogged soil can shift, so we usually wait for standing water to drop before pumping.

Both suppliers use membrane treatment (nanofiltration and reverse osmosis), and Seacoast replaced its lime-softening capacity with a membrane plant in 2014. We don't assume the water here is hard. Read your utility's current Water Quality Report before buying a softener.

Septic care in Juno Isles and older lots

Juno Isles sits just outside the Town of Juno Beach in unincorporated Palm Beach County, and county address records give its homes North Palm Beach 33408 mailing addresses. At Seacoast's June 28, 2023 board meeting, a Juno Isles Civic Association representative said all 338 homes there use septic. The association reported that 177 of 180 responding owners wanted a pause on low-pressure sewer, and the board removed the sewer design from the water main project. The chair said Authority policy makes connection voluntary.

The water main work went ahead, with Seacoast approving a Phase 2 design-build agreement in July 2024. We recommend pumping most tanks every 3 to 5 years, depending on household size and seasonal use. Florida's septic permitting moved from the Department of Health to the Department of Environmental Protection on July 1, 2021.

Is my Juno Beach home on sewer or septic?

The whole town lies inside central sewer service areas: the Loxahatchee River District in the north and Seacoast Utility Authority in the south. The town plan still allows existing septic systems that work properly, so a given property may not be connected. A sewer charge on your utility bill answers it.
